General Features for Villas:

  • Lighting: Basic porcelain fixtures and standard bulbs. Pool and bathroom mirror lights are included. Outdoor bar lighting available if in the plan. Other lighting fixtures are the owner’s responsibility.
  • Water Heater: Propane/electric water heater with an initial filled propane tank provided for inspection. Cost of propane and tank not included.
  • Water Supply: Pre-treated water is supplied to the house via a submersible pump; unfiltered water for garden irrigation.
  • Air Conditioning & Fans: 10,000 BTU air conditioning in each room; ceiling fans with lights in the living room and poolside terrace.
  • Flooring: Standard ceramic tiles throughout. Custom tile designs available at extra cost.
  • Doors & Windows: Interior doors are 210 cm tall. Windows have removable mosquito screens, sliding doors include screen doors. Aluminum frames come in white, and window glass options include clear and bronze. Opaque bathroom windows for privacy.
  • Exterior Doors: Metal exterior doors used for durability. Includes weather seals and locks, with options for keyed bedroom locks and standard bathroom locks.
  • Painting: Premium acrylic paint included (light colors); dark colors available at additional cost.
  • Gardens: Rapid-growing tropical plants; additional tree planting costs discussed separately.
  • Parking: Two-bedroom villas have one car and one golf cart space. Three-bedroom villas recommended to have two parking spaces.
  • Roofs: Flat roofs come with waterproof coating. Regular maintenance required by the owner.
  • Railings: Galvanized, painted metal railings for terraces and stairs.
  • Locks: Standard lock and key system for private homes; electronic key card access available at extra cost.
  • Storage Dimensions: Walk-in closet (210 cm high, 400 cm long, 55 cm deep); regular closet (210 cm high, 200 cm long).

Bathrooms:

  • Fixtures: Chrome bathroom accessories included (toilet paper holder, towel rack, etc.).
  • Countertops: Standard material is Crema Marfil.
  • Faucets: Single-lever chrome faucets with a 1-year warranty.
  • Sanitary Ware: White toilets and sinks (optional bidet/bathtub). Standard toilet is two-piece, 6-liter capacity.

Kitchen:

  • Appliances: Client to provide dimensions for appliance planning. Installation not included.
  • Cabinets: Slow-close hinges on all doors and drawers. Lower cabinets 90 cm high, upper cabinets 70 cm high and 30 cm deep.
  • Countertops: Standard granite countertops.
  • Sink: Under-counter, double-basin stainless steel sink.
  • Electrical Outlets: Number and placement based on client needs; extra outlets can be added at cost.
  • Kitchen Design: Flat panel doors are standard; customizations available at extra charge. Kitchens feature at least one row of drawers.

Pools:

  • Chlorination: Pools come with a chlorine system. Saltwater systems available after six weeks at additional cost.
  • Pool Decking: Coraline stone tiling. Regular maintenance (polishing) recommended for long-term durability.
  • Shower: Optional poolside cold-water shower available upon request.
  • Interior Finish: Standard plaster colors for the pool are white or cream, with safety tiles for steps and shallow areas.

Warranties:

  • Structural: 5-year warranty on construction defects. Roof warranty valid for 1 year.
  • Landscaping: Guaranteed if properly maintained.
  • Maintenance: Owners must maintain the pool, garden, and villa to avoid issues in the tropical climate. Ventilation and cleaning are necessary to prevent moisture and insect problems.

Payment Schedule:

  • 5,000 USD Reservation
  • 35% upon signing the promise of sale
  • 30% two months after signing the promise of sale
  • 30% 5 months after the third payment
  • 5% upon delivery
